       Just as the Internet is breaking down barriers for business - so to for the property market!  With this new media, you now have a powerful tool to reach a wide market of potential buyers for your house. We will be pleased to accept property submissions from both private sellers as well as estate agents nationwide. It's a very simple process to submit a property - check below for details.

Property Services Ireland was established to provide a facility for matching property buyers and sellers of property in Ireland directly and to ensure that your property is seen by potential buyers who may not otherwise know your property is even on the market! Service is available for private sellers as well as for estate agents.

Thats it! Your property profile will be available within 24 hours of receipt!

 

We keep each property on our web site until it is sold or until you wish to withdraw it from the market. During this time, you can make any changes such as price details by simply calling us or sending an email. It is the sellers responsibility to inform us when the property or site has been sold.

All potential buyers will register their choice of location and property with us and we let them know when a suitable property is available. So there may be a buyer looking for your property already!

What it costs:

A fraction of the traditional costs of selling property! Our basic property profile - which includes all of the features above - costs no more than the price of an advertisement for one day in your local paper!
Development charges for your property profile costs only €45 euro - no additional charges for hosting.

The difference is that your profile on the internet is valid for 6 months - available 24 hours per day - and accessible to potential buyers locally, nation-wide and internationally.

We do not charge any additional commission fees on sale of property!

 

Selling & viewing tips:

General:

Try to ensure that the house is as tidy and clutter-free as possible. If you have closed closets - put all the clutter in there away from sight!

Attractive smells are very appealing - fresh coffee and/or some bread rolls warming in the oven create a pleasant inviting homely atmosphere

Make sure there are no unpleasant smells in any of the rooms - from dogs, bins, tobacco or otherwise.

Only one person should conduct the viewing. The more people in a room, the smaller the room looks. Arrange for all other house members to be out of the house for the duration of the viewing. Always let the prospective buyer enter the room first.

To create a great first and last impression show the best room first, then the rest of the rooms in logical order. Then finish up in the best room at the end as well.

Conversation:

Be friendly, talk about how happy you have been in the house. Always appear reluctant to be leaving the house!

Mention any new ideas for converting any of the rooms, i.e. the garage into an additional bedroom, large attic space potential for additional rooms, etc.

Lighting:

  •  Sunlight is best of all - draw all the curtains and blinds right back from the windows to make the rooms appear bigger and brighter

  • On dull days turn the lights on - preferably some nice atmospheric side lamps. Some small strategically placed tea candles also add to warm atmosphere.

  • In spring, autumn or winter, light a fire if you have one

Background sounds:

  • Play some sofe classical music turned low in the background

  • Turn off the T.V.
  • Close the windows if there is noise coming from outiside - traffic, kids, builders, etc.


At the end of the viewing:

Always end the viewing by offering prospective buyers a second look around at another time.   Never enter price negotiations at this point. If you receive a price offer shortly after, it is your turn to ask a few questions.   Is the buyer in a position to proceed? Serious buyers should be able to answer the following vital questions:

  • what is their ideal time-scale
  • has the buyer got property to sell? If so has it been sold?
  • will the buyer require a mortgage to purchase your house?

Once the above questions have been answered and you have accepted their price offer, it is time to work with your solicitor to move forward. Make sure that you take the address and contact details of the buyer and give them your solicitors contact details.
